Applicants must be 18 years of age to apply, qualify, and sign lease. Applicants 18 years of age and over must fill out an application and pay the application fee in order to be considered for residency. Applicants applying from out of state must have their application notarized prior to processing. Current residents with occupants under the age of 18 years old that become of age must fill out an application. Legal guardianship is required if “Other Persons” “Occupants” on application is under the age of 18. Applicants who are married, but the spouse is under the age of 18 will be required to provide a marriage license.

Credit report inquiries are completed through Experian by AppFolio, Inc.
Educational and medical bills are not held against applicant. Bankruptcy that have yet to be completely discharged will not be considered. Applicant may be denied if debt involves another apartment community, individual ownership, private housing, or other living accommodations. Additional deposit may be required due to poor or no credit history.

Applicants, who are self-employed must be so for at least 2 years, and able to provide current Form 1040 or W-2. Otherwise if approved they may be required to pay 2 full month’s rent prior to move in. Applicants who receive disability, social security, retirement, child support, and so forth must provide legitimate proof of income. Military must provide copy of current LES. If applicant is employed and unable to provide legitimate proof of income (two recent paystubs) if approved they may be required to pay 2 full month’s rent prior to move in.
Applicants with poor current rental history (consisting of payment history and other infractions) or evictions will be denied. Evictions for non-payment of rent 3 years or older may not automatically deny applicant(s). If applicant(s) have not fulfilled their current lease obligations, they may be denied. Additional deposits may be necessary due to no rent history.
Private Landlords are not an acceptable for of Rental History
Co- signers must fill out an application and pay the application fee. Co-Signer must be at least 21 years of age and not on a current lease with a Dunmire property. Co-Signer must be employed for 6 months or longer. If on fixed income provide proof of income have 3 times rent amount left over. Co-signers MUST have exemplary credit, no criminal record and meet all requirements. Co-signers must sign lease and other lease addenda if approved.
Payment arrangements CAN NOT be made if an additional deposit is required and must be paid at time of move in. Managers will be advised of an additional deposit upon approval of application. If additional deposit has been decided, there will be an informative letter that follows with the explanation of such adverse action. The Federal Trade Commission requires a “reason letter” to be given to applicant(s).
You will be notified by phone or email on application status. If applicant(s) are denied, they are eligible to reapply after 60 days. Decisions are all based on the applicant's credit, criminal record, employment, and rental history.
Akitas, Alaskan Malamutes, American Bulldog, Boxers, Chows, Doberman Pinschers, German Shepherds, Great Danes, Pit Bulls/Pit Bull Mix, Rottweilers, Siberian Huskies, Wolf-hybrids, and Staffordshire Terriers are not permitted. Additionally, parrots, reptiles, mice, rats, ferrets, and arachnids are not permitted.
We do not allow for more than 2 pets per apartment and the weight limit per pet may not exceed 50lbs. Additional weight restrictions may apply dependent upon property.
